Linen and laundry

Linens in, linens out, every set counted.

Clean, counted sets on every bed, and the used ones washed at our own laundry.

Your sheets and towels should never leave in a trunk and come back in a week. We bring a clean, counted set to every turnover and take the used one to our own laundry.

What a linen job covers

  • A par count for each property

  • Clean sets brought to each turnover

  • Used sets bagged and counted out

  • Laundered at our own laundry

  • A set count in every report

  • Stained or worn sets flagged to you

The linen cycle

What is in the closet, and what is in the wash.

We hold a par for each property: what is on the beds, what is on the shelf and what is in the cycle.

Beds

  • A full set on each bed

  • Mattress protector checked

  • Duvet and pillows checked for stains

  • Throws folded to your notes

Bath

  • Bath towels, hand towels and washcloths per guest

  • Bath mats swapped

  • Towels folded or rolled to your style

Closet shelf

  • One spare set per bed

  • Shelf counted at each visit

  • Anything short is in the report

Laundry

  • Collected and counted at each turnover

  • Washed and dried at our own laundry

  • Folded and counted back in

Beside the checklist

What is extra, and what we do not do.

Linen sets are ours; the extras are yours to ask for.

  • Extra, priced when you ask

    • A second set per bed for long stays

    • Duvet cover and comforter cleaning

    • Replacing worn sets to your spec

    • Guest laundry when you ask us to

  • We do not do

    • Dry-clean-only items

    • Mending or sewing

    • Washing stained sets we can't restore

    • Storing your own personal linens off site

How it goes

How the laundry runs.

The rhythm follows your check-outs.

  1. Step 1: A turnover starts

The crew brings a clean, counted set for the bed and the bath.

  2. Step 2: Used linen goes in bags

Bagged by room, never in a guest's own bag, and counted out.

  3. Step 3: The bags go to our laundry

Washed, dried and folded together with other linen from your property.

  4. Step 4: The count goes in the log

Kayode logs every set in and out, and short sets are in your next report.

What moves the number

Two things set the rate.

Linen sets are billed per set, after each turnover.

  • Beds and baths

A king set, a pair of twins and a stack of towels are not the same load.

  • Par level

A larger par means more sets in rotation. We agree it with you at the walk-through.

  • Condition

Heavily soiled sets are bagged separately and priced as an extra, with a photo.

Short answers

Questions about this job.

Whose linens are they?

Ours, by default, and laundered at our own laundry. If you prefer your own, we can use them and count them; the plan notes which.

What if a set is stained or missing?

It goes in the report with a photo. We replace it from the shelf and tell you how many sets are left.

Do you wash guests' belongings?

Only when you ask us to, and never as part of a normal turnover.

Tell us how many beds and baths, and we will write the par.

A walk-through sets the count and the shelf, and the first set goes on at your next turnover.
